The short answer

Four-Point Inspections in Oklahoma: What Homeowners Should Know

A four-point inspection is a limited, insurance-focused review of the roof, electrical, plumbing, and heating and cooling systems. The insurer’s current form controls the requested information, and the insurance company—not the inspector—decides whether the property is eligible for coverage.

  • A four-point inspection covers four major system areas for an insurance purpose.
  • It is not a substitute for a complete home inspection.
  • Only the insurance company decides whether the report satisfies its underwriting requirements.

The four system areas

A typical four-point form asks for visible information about the roof, electrical system, plumbing system, and HVAC equipment. The exact questions, photographs, age information, and documentation vary by insurance company.

Send the insurer’s current form before the appointment whenever possible. AdamsRidge cannot promise that a different form or a general inspection report will satisfy an underwriting request.

  • Roof covering, visible condition, and available age information
  • Electrical service, panels, wiring information, and visible concerns requested by the form
  • Visible plumbing supply, drain, water-heating, and leakage information
  • Heating and cooling equipment information requested by the insurer

A four-point inspection is not a full home inspection

The service does not provide the broader evaluation of structure, exterior, interior, attic, insulation, ventilation, built-in appliances, and other components included in a complete home inspection.

A buyer should not select a four-point inspection merely because it is shorter. The service should match the reason for the request.

The inspector does not decide insurability

The inspection documents visible information requested by the form. The carrier applies its own underwriting guidelines and may request repairs, specialist documentation, updated photographs, or another inspection.

Completing the form does not guarantee that coverage will be offered, renewed, or priced in a particular way.

Prepare for the appointment

Make the electrical panels, water heater, HVAC equipment, attic opening, plumbing fixtures, and roof-observation areas reasonably accessible. Confirm utilities are on when the agreed scope calls for operation.

Provide known installation dates, permits, invoices, or replacement records when available. Documents provide context but do not prove current condition or guarantee the insurer will accept them.
