What the camera actually displays

An infrared camera translates detected surface temperatures into a visible image. Warmer and cooler patterns can appear around walls, ceilings, floors, supply registers, electrical components, plumbing areas, windows, doors, and roof or attic surfaces.

The image shows a temperature pattern, not the material behind the finish. Similar patterns can have different causes, so the inspector considers the visual condition, location, building operation, and available supporting observations.

Supplemental thermal imaging is included with an AdamsRidge Home Inspection when conditions permit. It is used as a screening tool within the signed home-inspection scope, not as a separate energy audit or environmental assessment.

A pattern may lead to closer visual observation, comparison with nearby surfaces, or moisture screening when an appropriate meter and accessible material allow. Findings are reported only when the available information supports a useful observation.

Conditions that affect the image

Thermal contrast and interpretation can be affected by:

  • Indoor and outdoor temperature differences
  • Sunlight, wind, rain, and recent weather
  • Heating and cooling operation
  • Surface materials, insulation, air movement, and reflective finishes
  • The timing, temperature, depth, and activity of a moisture condition

What thermal imaging cannot prove

A thermal camera cannot confirm that a surface-temperature difference is moisture, determine the source of a leak, measure concealed damage, or prove that an area is dry. Inactive or temperature-neutral moisture may not create a useful pattern.

It also does not determine energy efficiency, insulation adequacy, electrical safety, or HVAC performance by itself. Further evaluation by an appropriate qualified professional may be recommended.

What clients should expect

Not every scan produces a reportable anomaly, and not every observed condition requires a thermal image. The written report remains the complete record of observations and limitations.

Thermal imaging supplements—not expands beyond—the visible, non-invasive inspection. Concealed, inaccessible, intermittent, inactive, and future conditions may remain unidentified.
