Important limitation

The inspection is not technically exhaustive and cannot reveal every concealed, intermittent, inactive, inaccessible, or future condition.

Commercial Inspection

Who it is for

Main scope

Important limitation

A commercial inspection is visual and non-invasive unless a different written scope is agreed, and it is not an engineering analysis, environmental assessment, or complete code-compliance inspection.

ODAFF Termite/WDI Inspection

A visual inspection of accessible areas for visible evidence associated with wood-destroying insects and related conducive conditions.

Who it is for

Clients whose transaction, lender, or other requesting party calls for an Oklahoma wood-destroying insect inspection.

Main scope

Inspection documentation, scope, limitations, and applicable disclosures are based on current Oklahoma requirements and the signed inspection agreement.

Important limitation

The inspection does not guarantee a structure is termite-free or that concealed activity, hidden damage, or future activity will be identified.

Focused insurance information

Four-Point Inspection

A limited inspection focused primarily on the roof, electrical, plumbing, and heating and cooling systems.

Who it is for

Property owners or insurance applicants whose insurer has requested a four-point inspection or specific form.

Main scope

The four named system areas are observed and documented according to the requesting insurer’s form requirements when provided.

Important limitation

This is not a complete home inspection, does not determine insurability, and does not guarantee policy approval.

Supplemental visual screening

Thermal Imaging

Supplemental thermal imaging uses surface-temperature patterns to help identify areas that may warrant closer evaluation during a home inspection when conditions permit.

Who it is for

Home-inspection clients who want an additional screening tool used alongside the visual inspection when site and environmental conditions permit.

Main scope

Selected accessible surfaces may be scanned for temperature patterns that can help direct closer visual observation or moisture screening within the home-inspection scope.

Important limitation

Thermal imaging does not see through walls, establish the cause of an anomaly, identify every moisture condition, or replace specialist evaluation.

Optional additional structure

Detached Outbuilding Inspection

An optional visual inspection of an agreed detached garage, workshop, shed, or similar outbuilding’s visible and accessible systems and components.

Who it is for

Home-inspection clients who want a specifically identified detached structure included under an additional written scope.

Main scope

The agreed outbuilding’s readily accessible exterior, roof, visible structure, interior, and installed systems are observed within the signed inspection agreement.

Important limitation

Detached structures are not automatically included in a standard home inspection and must be specifically identified and scheduled. Agricultural, specialty, commercial, and unsafe structures may require a different scope or may not be accepted.

Prepare before listing

Pre-Listing Inspection

A full visual home inspection requested by a seller before the property is marketed, allowing time to understand visible conditions and plan informed next steps.

Who it is for

Homeowners and sellers who want a current, independent view of visible and accessible property conditions before listing.

Main scope

The same visual, non-invasive scope used for a standard home inspection, scheduled for a seller’s pre-listing purpose and controlled by the signed agreement.

Important limitation

The inspection does not predict a buyer’s findings, guarantee a sale, set a listing price, or require a seller to make particular repairs.

New Construction Inspection

A visual inspection of a substantially complete new home for visible incomplete work, damage, installation concerns, and systems that may warrant correction.

Buyers and owners preparing for a builder walkthrough, closing, or final acceptance of a newly constructed home.

Visible and accessible installed systems and components are evaluated under the home-inspection agreement after the property is substantially complete and utilities are available.

Important limitation

This is not a municipal code inspection, engineering review, construction-progress certification, or guarantee of builder or warranty acceptance.

Document concerns before a warranty deadline

Builder Warranty Inspection

A visual home inspection requested before a builder warranty milestone to document accessible conditions that may warrant maintenance, repair, or further evaluation.

Owners approaching a builder warranty deadline who want an independent report of visible and accessible property conditions.

Main scope

A standard visual, non-invasive home-inspection scope performed at the property’s current stage, with the signed agreement controlling included systems and limitations.

Important limitation

The inspector does not interpret the warranty, determine coverage, enforce builder obligations, or guarantee that a builder will accept any reported item.

Investor Property Inspection

Manufactured Home Inspection
